Buying Land from Abroad: 5 Checks Every Nigerian in the Diaspora Should Make
You have saved the money. You have found a plot in Abuja. Perhaps a relative has recommended an agent, and everyone says the deal looks good.
But there is one problem: you are thousands of miles away.
Buying land from abroad requires more than trust. It requires a process that allows you to verify what you are paying for before your money changes hands.
Distance does not make property ownership impossible. However, it can make it harder to inspect land, question documents and respond quickly when something seems wrong.
Here are five checks I recommend before committing your money to a property in Nigeria.
1. Do Not Rely on Family Alone
Your family may have your best interests at heart. However, knowing someone personally does not automatically make them qualified to verify land documents.
A relative may inspect a plot without knowing how to identify a title problem, a boundary dispute or a questionable allocation.
Ask someone independent and suitably qualified to help verify the property. Keep communication and reports flowing directly to you.
You can involve your family while still maintaining independent checks.
2. Request a Live Video Inspection
Pictures can help you understand a property, but they rarely tell the whole story.
Request a live video walkthrough of the actual site. Ask the person conducting the inspection to show the access road, surrounding buildings, identifiable landmarks and available boundary beacons.
Where necessary, arrange for a qualified surveyor to confirm the plot’s identity and boundaries.
Do not stop at a video call, though. A physical inspection and independent checks provide additional assurance.
At Enyi Patricia & Associates, you can request a virtual tour to help you assess a property before arranging the next steps.
3. Verify the Documents Independently
This is one of the most important steps when buying land in Abuja.
Ask for the relevant property documents and have a qualified property lawyer review them. Arrange appropriate searches through the relevant land administration authorities, including AGIS where applicable.
Do not rely solely on screenshots, photocopies or an agent’s verbal assurance.
Your checks should establish whether the seller has the authority to transfer the interest being offered, whether the property details match the records and whether any restrictions or competing claims require attention.

4. Choose a Lawyer Who Represents You
The seller may have a lawyer. The agent may also recommend one. However, you should have independent legal representation.
Your lawyer should act in your interests, communicate directly with you and explain the legal implications of the transaction before you commit.
Ask questions about the documents, the seller’s authority, the payment terms and the steps required to complete the transfer.
Do not feel pressured to proceed simply because other parties say everything is in order.
You are entitled to understand the transaction you are entering.
5. Do Not Pay Before Completing Due Diligence
Here is a simple rule: verify first, pay after you are satisfied with the checks.
As we often say in Nigeria, “Na who hold money get power.” Once you transfer the money, recovering it can become difficult if a dispute arises.
Before paying, confirm the property’s identity, complete the necessary checks, understand the agreement and establish who will receive the money.
Where appropriate, agree on clearly documented payment stages tied to verified milestones. This is particularly important for off-plan developments, where construction may not yet be complete.
Use traceable payment methods and obtain proper receipts. Never rely on a promise of guaranteed returns or an urgent deadline as a substitute for due diligence.
What Working With Enyi Patricia & Associates Looks Like
I understand that buying property from abroad can feel difficult when you cannot personally oversee every step.
My approach is to help clients explore property opportunities, coordinate inspections and obtain relevant information so they can make better-informed decisions.
Depending on the property and the stage of the transaction, this may include video walkthroughs, document collection, inspection updates and coordination with appropriate professionals.
I also encourage independent legal and title verification. No agent’s assurance should replace those checks.
My goal is to help you understand what you are considering before you commit your money.
